Rental Agreement
& House Rules
Bed & Breakfast Lease only.
(Monthly & Yearly lease agreement will be provided prior to lease confirmation)
1. Reservations requirements
Due to high demand, reservations are not considered “guaranteed” until 50% of the total rental fee including tax is paid. The remainder is due no less than 30 days prior to arrival date to secure the reservation. Reservations booked 30 days or less prior to arrival date will require payment in full. If full payment is not received by the Management 30 days or more prior to guest arrival, the reservation may be subject to cancellation without refund.
2. Cancellation policy
Anandini Villa is subject to a No Refund Policy. For cancellation less than 30 Days before check-in, all deposit and rental payments are non-refundable.
3. Confirmation of reservation(s)
Confirmation of the reservation will be emailed to Guest(s) upon receipt of the reservation advance payment. Please read the confirmation for accuracy of dates, mailing address, number of adults and/or children and accommodations. Any errors or special requests must be directed to the reservation immediately.
4. Refund policy
At Anandini Villa, although we will put in our best effort to ensure an enjoyable stay, we cannot guarantee against mechanical failure of air conditioning, TV, Internet connection, Satellite Receivers, or other appliances. Please report any inoperative equipment to our office immediately and we will make every reasonable effort to have repairs done quickly and efficiently. No refunds or rent reductions will be made due to failure of appliances or equipment.
No refunds for early departures (less days than reserved) ~ No refunds will be given for delayed arrival ~ No refunds for reducing the number of nights reserved.
5. Check-In / Check-out

Check-In: Check-in time is 2PM on the day of the guests’ scheduled reservation begins. No early check-ins without prior consent of the owner.

Check-out: Check-out time is Noon on the day of the guests’ scheduled reservation ends. Any delay in check-out, without prior to owner consent will result in additional charges.
6. Responsibility
Please be advised that we are not responsible for any loss or damage to personal equipment and property during your stay at Anandini Villa, or during your participation in any activities during your visit to Bali. We will not accept responsibility for any delay, additional expense or inconvenience which maybe caused directly or indirectly by events outside of our control such as late arrival of international flights, civil disturbances, fire, floods, unusually severe weather, acts of God, acts of government, or the failure of any machinery or equipment.
Guest(s) agree to indemnify and hold harmless the Owner for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s) use.
We would like you to enjoy our villa fully and will appreciate you and your guest to care for everyone’s safety and our property so our next guess can enjoy as much as you do. Any personal injury or damage or theft of Property which is made by the Guest(s), including but not limited to any claim or liability, will be incurred or sustained by Guest(s).
For your convenience, we provide safety deposit box in your rooms, should you wish to store your valuable items.
7. Maximum Occupancy
Anandini Villa welcomes 8 stay-overnight Guests within its premises. Other guests and visitors must be preapproved in advance. (Each child above 2 years of age counts as one guest). For approved additional Guests, you will be charged Rp. 480.000 per night per Guest (Breakfast included). There is no charge for children 2 year of age or under.
8. Special Events
At Anandini Villa, we welcomes special events such as Wedding, Company events, Ceremony, Etc. under conditions. Please contact the Management prior to the making the reservation in order to anticipate all requirements.
9. Rental Assignment Change
Anandini Villa reserves the right to change Rental Assignments without prior notice or liability in the event of a sale of the rental property, or if it becomes unavailable. When comparable accommodations are not available, Guest(s) will have the option of selecting from available properties or receiving a complete refund.
10. Listing Accuracy
Information regarding individual listings is believed accurate but cannot be guaranteed. We have made every effort to ensure that all the information on our and agent’s website(s) is current and accurate. Rates, furnishings, fees, and taxes are subject to change without notice.
11. House Rules

For hygiene reason, please do not wear outside shoes indoor. We have provided in-house slippers for your comfort placed in wardrobes.

Enjoy the sound of nature! As we are located in Kampung (Village) area, you might hear Kampung animals such as chicken, dog, birds, insects or event cows! Please mind your noise level as not to disturb our neighbors. No Loud Music outdoor especially after 9pm.

Please keeps an eye on children at any time! As you are responsible for their safety. If you need our staff to look out for them please let our staff know and we would love to help you keep an eye at them for short moments.

Please keep our property clean, remember no graffiti art anywhere on our property please.

We try to provide you with complete kitchen utensils, bathroom amenities, clean linens and would love to keep it that way for our future guests, please keep them clean and do not take them out of place.

Please take care of your valuable items at all time!

We loves pets too! We would love to have your pets enjoy our villa as much as you do. However, for safety reasons we only allow small pets such as dogs and cats. Please make arrangement before booking our villa to ensure we accept your pets as we have full right to except or reject pets at our discretion. By the way, remember to clean after them.

Just like many islands, clean water is a valuable resource, therefore lets use them as needed and do not left water running unattended

Tap water are not drinkable, we have provided you with drinking water in the kitchen. You are welcome to use our jars and tumblers and bring them to you room.

As Bali is going green, plastic bags and straws are no longer provided in retail stores including markets and restaurants. We provide our guest with reusable bags and straws, and would like to keep it reusable for long time. Please return them after borrowing from our staff.

Please follow our staff direction shall there be needed.
By reserving and leasing our villa you agree to all of the rental agreement above. Failing to follow the agreement may result the termination of your reservation and/or lease without any refund.
